Q: How many homes will be built within The Oak Grove of Altadena community?
A: The Oak Grove of Altadena will consist of a total of 16 homes. Seven of the homes were previously purchased and closed escrow in 2024.
Q: Will the community be fully rebuilt and how long will it take?
A: All seven of the destroyed homes are in the process of being rebuilt by Warmington with the same design as originally built. The homes are anticipated to be complete in Early 2026.
Q: What size are the homes?
A: The homes at The Oak Grove will range from approximately 2,653 – 2,857 square feet.
Q: What is the property tax rate?
A: The current property tax rate is 1.094995% and direct levies are $1001.05 for the Plan 1 and $1036.58 for the Plan 2 annually.
Q: What are the HOA dues?
A: HOA dues for the remainder of 2025 will be paid by the builder. As of January 1, 2026, HOA dues payable by residents will be approximately $299, which covers the maintenance of The Oak Grove of Altadena’s oak trees, streets, sidewalks, pocket park, mailboxes, and landscaping (excluding front yards).
Q: I am ready to purchase, what is the next step?
A: A deposit in the amount of $50,000 is required to reserve your selected home. In order to reserve, you’ll need to sign the necessary documents to complete your purchase. Prequalification is required and more information about this will be shared with you as we get closer to the start of sales.

Consistent with California energy regulations, new homes must be equipped with solar panels. Solar panels are not included in the posted price, but may be leased for a monthly payment, or purchased for an additional cost that may be eligible for mortgage financing.
